for Madrid Nuevo Norte
Madrid Nuevo Norte is underway. Following the signing on 15 April of the site survey report, whereby the Madrid City Council authorised the start of works, demolition activities have begun this week in Las Tablas Oeste, the first of the four domains to enter the construction phase—a milestone in the history of this urban development project.
As José Ignacio Morales, CEO of Crea Madrid Nuevo Norte—a company which owns 97% of the land in this project area—explains, “the start of these works confirms that Madrid Nuevo Norte is progressing according to plan and has entered a new phase in which the project is now a tangible reality”. “We are approaching this stage with great enthusiasm, a sense of responsibility, and a focus on the efficient execution of the works while minimising any impact on local residents”, he adds.
The works which have now begun are part of the preliminary works included in the first package of the urban development works for APE 08.21 Las Tablas Oeste, promoted by the Owner’s Association of this project area, whose Site Development Plan received final approval on 12 March 2026.

These projects, which will be carried out over a six-month period, aim to prepare the land for the subsequent phases of the urban development, which are expected to begin in the summer. The works cover a surface area of 113,725 square metres corresponding to the former SEMAT car storage yard, located on high ground on the embankment between Castillo de Candanchú Street and the General Railway Network.
This project includes the selective demolition of 15 existing buildings and sheds, as well as the removal of pavements and other built elements, with a total estimated demolition volume of 15,740 cubic metres. The selective nature of the demolitions is one of the most significant aspects of this phase, as it has been designed to facilitate the proper classification and management of the resulting materials, with the goal of reusing 76% of them (12,018 cubic metres) as fill material for trenches and embankments in the Madrid Nuevo Norte works.
The contract for the works has been awarded to HERCAL S.L., while project management is handled by TYLIN and environmental technical assistance will be provided by Altacia.

To reduce potential disturbances during the execution of works, the project incorporates a set of specific environmental control and continuous monitoring measures. These include dust control systems through road watering and dampening of work areas, monitoring of airborne particles, restricted schedules for potentially noisy activities, and continuous noise and vibration monitoring.
Additionally, specific protocols have been established for waste management, soil and groundwater protection, as well as preventive measures regarding heritage, vegetation and wildlife. The project will also have permanent environmental supervision and specific health and safety coordination.
Once this phase is completed, work is expected to progress towards the urbanisation works, which will include the road network, pavements, cycle paths, LED public lighting, telecommunications, green areas, sustainable drainage, urban furniture and utility networks. The urban development also includes the partial covering of railway tracks, new maintenance service access points to the Fuencarral rail yard, and the undergrounding of the existing overhead high-voltage line.
Las Tablas Oeste is the first of the four domains making up Madrid Nuevo Norte to enter the active development phase of its urbanisation.
Located on the western edge of the current Las Tablas neighbourhood, next to the Fuencarral rail yard, this new project area will complete the urban continuity of the area and help to improve its connection with the future development in the northern part of the city.
The project envisages the creation of a new mixed-use urban environment, comprising residential areas, green spaces, public facilities and spaces for economic activity, designed in accordance with criteria of sustainability, accessibility and urban quality.
Specifically, the project area will cover approximately 305,000 square metres, comprising 741 housing units – 37 per cent of which will be managed by the local council – and more than 91,000 square metres of green spaces, organised around several parks and public spaces which will help to integrate the new neighbourhood with its surroundings.
