Madrid City Council grants initial approval of the Las Tablas Oeste urban development, the first of the four areas of Madrid Nuevo Norte

Madrid City Council has granted initial approval of the urban development project for Las Tablas Oeste, one of the four urban areas that Madrid Nuevo Norte will comprise. The project represents an essential milestone in the Spanish capital’s ongoing urban transformation. The approval was announced by Paloma García Romero, Cabinet Member for Works and Facilities, at a press conference following the weekly meeting of the Regional Government. ”Madrid Nuevo Norte will provide key infrastructures, expanding the city’s transport network and connectivity as well as shaping a business district that will be an international benchmark in sustainability and urban quality”, explained García Romero.

With a total area of 304,976 m2, Las Tablas Oeste will complete the western part of Las Tablas neighbourhood at its border with the Fuencarral rail tracks. This is the first of the four areas of Madrid Nuevo Norte to be granted initial approval for development. It will join the Las Tablas neighbourhood with the central part of Madrid Nuevo Norte and create a mixed urban environment combining residential areas, offices, shops, facilities and green areas.

The urbanisation project developed by Crea Madrid Nuevo Norte will owner-led, and paid for by the owners that will form part of the future Owners’ Association. It will also be supervised by the regional Works and Facilities Department. The works will be divided into two stages to better coordinate the urbanisation and building works and their future sign-off by the City Council.

741 homes, 38% for affordable housing

The total buildable area of Las Tablas Oeste is 211,992 m2, of which 74,197 m2 will be residential. This will allow the construction of 741 homes, of which 25% (184) will be some type of affordable housing: 46 will be destined to capped price affordable housing (VPPL in its Spanish acronym) and 138 to basic affordable housing (VPPB). Moreover, since the full 10% of the transfer of use to the City Council will be for residential use, in addition to the VPPB and VPPL housing in the area, the Council will receive an additional 102 free market housing units. This will bring the total number of publicly managed housing units to 286, or 38% of the total. The remaining 455 homes will be privately owned. As for the rest of the buildable area, 123,795 m2 will be for tertiary office purposes and 14,000 m2 for commercial use.

Green areas and facilities

Las Tablas Oeste will have nine green areas, totalling 91,162 m2. These will include three main parks, measuring 40,448 m2, 14,195 m2 and 11,742 m2. The project will see the planting of 1,250 new trees, as well as the creation of two children’s playgrounds catering for different age ranges, a health and fitness area for the elderly, a calisthenics area with a variety of sports offerings and a multi-activity court. It will also provide a dog park.

The area will have an area of 35,594 m2 for new facilities, divided into two plots: one of 23,195 m2 for education and sport use, and another of 12,399 m2 for public services and civic-social facilities. A unique 12,357 m2 facility will also be included.

Pioneering project in sustainability

As an example of the innovative sustainability measures being implemented in Madrid Nuevo Norte, the initially approved development project includes a regenerated water network, designed for toilet flushing in residential and office buildings and for water supply in private gardens and public green areas. Deploying this network in private premises could cut drinking water consumption by around 50%.
